Exclude some products from pickup and mixed shipment orders

Local pickup seems to be all or nothing based on location.  We have some custom products that we cannot sell for pickup.  We tried using a second location for items that cannot be ordered for pick up but then if a customer adds a second product to their order that could be picked up, selects pickup at checkout, they get an error "Your order isn't available for pickup. Enter a shipping address."  And if they pick Ship they get "One or more items you added don’t ship to your location. Remove them to check out, or contact the store." But the system doesn't tell the customer which product in their cart is an issue.  

 

Is there any way to do mixed order? Some items for pick up and some for shipping?

I'd like to recommend checking out our app Store Pickup + Delivery. With this app, you may configure your locations and control which items are allowed for pickup, delivery, and/or shipping. 
For example, when a customer adds an item to their cart that cannot be picked up, our widget will stop them from heading to checkout. They will get an error message informing them that pickup is not available for the items. Furthermore, you may also create tags to display text next to the item in the cart so that customers know about which items can be picked up/shipped. 

Our widget appears on the cart page and here's a screenshot from my test store:
