specific products should only be available for pickup but not for shipping

I need your help on this:
My webshop is running quite well, in parallel, I do have a showroom/experience center where customers can test upfront some products (devices). Almost 99% of them want to buy the products they have tested. Since my stock of these devices is not very large, it happens from time to time that someone buys a product empty via the webshop and the customer in the showroom is left empty. I would like to have a possibility to display certain products in the webshop as available quantity 0, but at the same time I would like to have the option to display "available in showroom with quantity x".
Is this possible? I´ve already crestead two locations in my shop, but if someone is ordering via web, it pulls all inventory from any location.
