We have a store with a large catalogue of products but we would like to do a pre-order of a new product coming soon
Is it possible for us to create a flow/landing page where a user can just purchase the pre-order product, and are unable to see/order any other products?
We would like to do this to simplify the process so that we do not have a huge amount of back orders including other products that are in stock, or do a split shipping due to the cost and the potential operational issues it may cause

Yes, You can do with removing the add to cart, and only putting the Buy It Now - Button.

You can implement custom code to validate the cart. If a pre-order product is in the cart, the "Buy Now" and "Add to Cart" options for non pre-order products will be hidden, and an appropriate message will be displayed.

Or there is always option to have your own custom logic implemented on theme.

Hey Pbg, Shopify is launching a split-shipping feature soon. Make sure you sign up to get notified and get early access.
For now, rather than losing sales and revenue to avoid potential operational issues, we see most brands tell their customers that if they add an in-stock item to cart with a pre-order item, both will be shipped together (i.e. in-stock item shipped with the pre-order item.)
They state this on their site-wide banner, product page description, policies, socials, EDM, edit their order confirmation email template etc.
It's all about setting clear customer expectations.
But to answer your question, apart from custom coding, there might be some pre-order apps out there that offer mixed cart warning to your customers. Or you could try removing all the internal links on your separate pre-order landing page first. (Might still require a dev to help you edit the theme code though.)
