Out of Stock Notification on Product Page by Region

Hello,

I have a product that I sell in the EU, NA, and Australia. Recently we ran out of stock in Australia and won't have a new shipment for some time. I want to display the product page for Australians that visit our site, but not allow them to Add to Cart.

I have tried geolocation apps that restrict visitation to the page, and I have Shipping settings in place so that the customer receives an error notification during checkout if they try to deliver to an Australian address. But both of these present their own poor user experience.
