How can I add a mandatory confirmation checkbox on Flex Theme product page?

I have the Flex Theme from Out Of The Sandbox. I seek to have a checkbox that the customer has to check before then can add a product to the cart. I have found lots of things similar to this in the discussions but nothing just like this. I’m not a coder but I have coded a few things for our site.

I want to make sure the “Add to Cart” button doesn’t work until the customer checks the box acknowledging their confirmation of the Terms & Conditions.

This theme does offer a required checkbox for in the cart but dynamic purchasing apps, like ShopPay, bypass this page and, with it, the requirement to confirm. So, I want to put it on the product page.

From what I am gathering from other similar code questions is that there will be some HTML on one file and some JS on another.
